Triangle Development’s ‘Island View’ Gets Design Makeover By Noted Architect Richard Gillett
New design replaces monolithic closed campus with 4 individual towers and several exclusive town homes in a park-like setting, retaining many trees
CLEARWATER, FLORIDA – April 13, 2006 – Developers Ron Pollack and Ben Kugler of Triangle Development Company, LLC, wanted to create an “extraordinary urban design” on their waterfront property along the Intracoastal Waterway in downtown Clearwater. Although happy with the original design, they felt it could be improved to create more water views, better design efficiency, and more phaseability.
Faced with increasing construction costs due to rising oil prices and a drain on skilled labor caused by Hurricane Katrina, the developers felt the timing was right to refine their market research and better isolate what their prospective buyers wanted and needed with respect to water views, number of rooms, room sizes and amenities - given the changing real estate climate. Extensive public opinion surveys of targeted publics provided the in-depth answers.
“The result is a markedly improved design by our new architect, Richard Gillett, that fully incorporates our prospective buyers’ needs while also making the project phaseable, thus shortening our construction timeline,” says Kugler, Triangle’s President.
“Richard and his partner, Dan Draper, have done a superb job in creating a design that not only increases the number of total units from 324 to 400 plus, but also allows for phaseability, results in 86% of all units having a water view, and is more inviting because we can keep more trees, provide more green space and add some beautiful town homes with spectacular water views,” adds Kugler.

Triangle Development’s ‘Island View’ Gets New Makeover
Richard Gillett and Dan Draper, have designed most of the newer high-rise condominium towers on Clearwater Beach including Enchantment, Belle Harbor and the Mandalay Beach Club.
Because the new design can be constructed in phases, “construction can begin with one tower instead of waiting to build everything at once,” says Kugler, “and, consequently, our ground breaking is now firmly scheduled for December 8th of this year. The first tower will have its own full club, pool and exercise facilities.”
The project has over 275 reservations, and interest has remained high in part due to its prime location, on the waterfront, convenient to beaches and other points of interest, yet away from the noise, traffic and sky-high prices of Clearwater Beach. The new designs were unveiled to reservationists, real estate agents and interested persons, in a meeting at the Harbor View center on April 7th. “The response was positive, and additional reservations were made on the spot,” says Kugler.
With the acquisition of more property across from Island View on the east side of Fort Harrison Avenue, the overall project is expected to ultimately encompass more than two city blocks.
