Unveiling of First Morrison Door at Jazz Night

Triangle Development will be sponsoring the Pinellas Realtor® Foundation Jazz Night on April 20th, 2007. This evening we will be unveiling the first custom painted artifact from the Jim Morrison Home Legacy Series. This piece is a bathroom cabinet door behind which Jim Morrison’s personal items were stored. The original art was designed and painted by Clearwater artist Doug Wright.

Jim Morrison Home Legacy Series

Triangle Development announces the Jim Morrison Home Legacy Series. The series consists of specially commissioned paintings commemorating Jim Morrison of the Doors. The “canvas” for each painting is an authenticated door taken from one of Morrison’s boyhood homes that was located on the current site of the Island View Condominium project. Carefully dismantling the home, we preserved the doors to memorialize the rock and roll legend while benefiting worthwhile local charities. Less than 70 original art pieces will appear in the Morrison Home Legacy collection. Stay tuned for further information on how you can own a piece of rock and roll history!

Development of Downtown Waterfront

The Boat dock referendum is passed by Clearwater voters on March 13th. Triangle Development was very supportive of this issue and we did lots of phone calling to the community and sign waving at busy intersections. This is a much-needed public amenity which will feature 129 boat slips along Clearwater’s downtown waterfront, as well as a large fishing pier and public walkways. City Council signs Development Agreement

Following the approval of the Osceola Avenue move, our Development Agreement was signed by the City Council. The Development Agreement is even more important than the Development Order, as the Development Agreement protects our right to build not only the first phase, but also the subsequent phases, for up to 10 years.

Osceola Avenue Move Approved

The City approved the plan to move the Osceola Ave section on the Island View property, giving us ownership of the existing Osceola Avenue land in exchange for the land where the new Osceola Avenue will be located. The next step on this is to actually build a temporary new road before this land swap takes effect.

This was a vital piece of the overall approval process, as our Development Agreement with the City was contingent on this street move approval.

Construction Docs and Coordination of Services

We are currently doing checks and re-checks on the construction documents and are conducting the final coordination with all the various services like gas, water, sewage, and electrical that will be coming in and out of the building.

Wind Tunnel and Soil Testing

We've taken the testing of our design to a higher level with a Wind Tunnel Test to ensure the safety of our residents and the building. The results have been incorporated into the structure of the design, which makes the building as efficient and safe as possible.

Recently similarly extensive testing has been done on the soil on the site. This included pilot borings to verify the soil conditions and to ensure the structural integrity of the soil and the bedrock below it. No surprises were found, which is good. It ensures that the foundation, which will be poured 65 feet into the ground, will be sound and more than adequate.

Untapped Potential

Hoyt Hamilton, Clearwater City Council member, was interviewed in today's St. Petersburg Times. Some of his comments were of considerable interest:

There's a lot of untapped potential [in downtown Clearwater], especially at Coachman Park and on the bay front. I hope that the voters in March approve the boat slips there. It will help to bring more people into the downtown. I think without a doubt we have the most underutiilized waterfront, if not in the state, at least on the western side of Florida.

Development Order Issued

A Development Order was issued by the Clearwater CDB (Community Development Board) on November 6th. This entitles us to proceed with this project, and is the City approval at concept and design level to build the project on the Island View and Harrison Village sites.

We still need to get approval to move the existing street, and expect to have this approval in January.

Translated Versions of Website

We are in progress building German, Italian and Spanish versions of the website. We'll let you know as these become available (soon!).

There will also be links on the home page you can click on to go to these.

The first to be completed will be the German version, it'll be ready this week.

Unit Sizes Increase

We've recently updated the square footages on the floor plans to reflect the finalized designs. These show a range of sizes as they vary some depending on floor. All of the unit sizes have increased but it is especially noteworthy that some of the "07" units are larger than any but the "01/02" units. As we've otherwise stated, prices have not been adjusted (yet!) to reflect these increased unit sizes.
